Eight things to check on your land before building

Levels, access, utilities, setbacks — the things that move a build price the most.

The same plan can cost hundreds of thousands more because of the land. This is what we check every time.

Levels and filling

Land below the road needs filling or a raised floor; filling is priced by volume and haul distance.

Access for trucks

Concrete trucks and cranes must get in; a narrow track may need a different method.

Legal setbacks

Walls with windows or doors must be at least 2 m from the boundary for buildings up to 9 m high.
