Process & payments

You pay in stages — only for work that is finished

Each instalment has a list of work that must be done, with photos and video before you pay — always into the company account.

Six steps from land visit to handover

  1. 011 – 2 weeks

    Brief + land visit

We visit the land: levels, access, water and power, legal setbacks.

  2. 022 – 3 weeks

    Adjust plan + quote

We adapt the rooms and give an itemised quote. Nothing to pay until you sign.

  3. 0330 – 45 days

    Contract + permit

The contract lists stages, start and finish dates, late penalties and warranty. We file the permit.

  4. 045 – 12 months

    Construction

An engineer checks every stage; weekly photos and video on LINE; visit the site any time.

  5. 052 weeks

    Inspection + handover

We walk the house together, list every snag and fix it before the final payment.

  6. 06Warranty period

    Aftercare

Report issues on LINE; a technician visits within the agreed time; free one-year check.

Seven checks before hiring any home builder — including us

Summarised from the Home Builder Association's advice (Oct 2026)

  • 1Check the company is a registered legal entity, and its history
  • 2Ask about trade-association membership and check the number
  • 3Read the contract: fair terms, stages, finish date, warranty
  • 4Instalments tied to finished work — no large upfront payments
  • 5Pay only the company account, never a personal one
  • 6Visit finished homes or talk to past owners
  • 7Keep the contract, quotes, receipts and progress photos

Check your land first

Have these ready before the land visit — your quote will be more accurate.

  • Title deed (chanote / Nor Sor 3 Gor) in the applicant's name
  • Boundary markers present and clear
  • Land level against the road (does it need filling?)
  • Access for concrete trucks and a crane
  • Power and mains water near the plot
  • Zoning and local building limits
  • Legal setbacks from boundaries and the road
  • Flood history of the area

Questions people ask

How much do I pay before work starts?

5% when you sign and we file the permit. After that you pay only for finished work. (Sample — edit in site.ts.)

Can I change a plan?

Yes. Move or enlarge rooms, add a prayer room or Thai kitchen — the price follows the area and materials.

What if the build runs late?

The contract sets a finish date and a daily penalty, except for force majeure or extra work agreed in writing.

Can I use a construction loan?

Yes. We prepare drawings, quotes and stages in the format banks use for drawdowns.

Do I need to be on site?

No. We send photos and video weekly and arrange a check before each payment. Visit whenever you like.
