How the price per square metre works
Why builders quote different rates per m², and what to compare.
A rate per m² is a good start — but only comparable when you know what it includes.
Usable or built area?
Some builders count porches and carports, which makes the rate look lower. Ask which area is used.
Material spec
Ask for brands and models — especially tiles, sanitaryware, windows and roofing.
What's not included
Filling, fences, permit and meter fees are usually extra.
